As summer begins to wind down in Western North Carolina, the Northern Jackson County real estate market is giving both buyers and sellers plenty to pay attention to.
August brought slightly less inventory, fewer new listings, and homes spending less time on the market compared to July. At the same time, more than 10 months of inventory means buyers still have plenty of choices.

Here's a look at the August numbers:
The big picture? Buyers continue to have options, but homes are moving more quickly than they were earlier this summer.
Looking month over month gives us a better picture than any single statistic.
Available inventory dipped slightly from 227 homes in July to 221 in August. New listings also decreased from 52 to 38, while closed sales moved from 24 to 21.
One number that caught our attention was days on market. The average dropped from 137 days in July to 108 days in August. That's nearly a month less time on the market.
Months of inventory, however, increased from 9.46 months in July to 10.52 months in August. That tells us buyers still have a healthy selection of homes to consider, even as overall active inventory declined slightly.
The average sale price moved from $461,333 in July to $387,326 in August. It's important to remember that average sale price can change significantly from month to month depending on the types and price points of properties that close, particularly in a smaller local market. We don't view one month's average as a change in home values across Northern Jackson County.
For buyers searching for homes in Sylva, Cullowhee, and surrounding Northern Jackson County communities, there continues to be opportunity.
With 221 homes available and 10.52 months of inventory, today's buyers generally have more breathing room than they did during the highly competitive markets of recent years.
That can mean more time to compare properties, evaluate condition and location, complete inspections, and put together an offer that makes sense for your situation.
But more inventory doesn't mean every home will sit.
The decrease in average days on market is a good reminder that desirable, well-priced properties can still attract attention. If the right home comes along, understanding its value and the activity within that particular segment of the market is important.
For sellers, today's market requires a different strategy than the fast-moving seller's markets of a few years ago.
Buyers have choices, and they're using them.

One thing this market continues to reinforce is just how local real estate really is.
Northern Jackson County includes a wide variety of properties, from homes close to downtown Sylva and properties near Western Carolina University in Cullowhee to mountain homes, acreage, second homes, and more rural properties.
Those differences matter.
A headline about the national housing market can't tell you what buyers are doing in a particular Sylva neighborhood or how a specific Cullowhee property should be positioned.
The broader numbers give us the framework. Local experience helps us understand what those numbers mean for an individual buyer, seller, or property.
As we move toward fall, we'll be watching whether inventory continues to tighten, how quickly homes move, and how buyer demand responds to the changing season.
August's numbers don't point to a market that has stopped. They point to a market that requires more thought and strategy.
